Affordable Housing

Current land-use polices, namely “Places To Grow Act”, enacted more than 10 years ago, is outdated and based on old environmental philosophy - concocted during early 1990s - that’s not compatible with the state of the technology available to us at the present (e.g. Electric Cars, Solar Roofs, etc.). According to the current Ontario Government Climate Change Action Plan, housing and transportation amount to about 55% of ...more »

As a crown corporation the 3 billion dollar debt incurred by the McGuinty government for the 2 failed nuclear plants should not be carried on the books of the corporation but on the books of the Ontario government . healthcare

If we can design a home very similar to retirement homes for disabled loved ones and caregivers it would open many doors for caregivers. Many Coop buildings have the perfect avenue to help disabled loved ones. Access to a Gym, Kitchen, recreation room and playground. It is already geared to income and affordable. I would love to see a building like ours be reformed into a building with disabled and loved ones so they ...more »

Restrict the production of "McMansions"

Developers in Ontario have stopped delivering housing that matches the needs of Canadians, and have resorted to packing in as much house per square meter as possible. I propose creating a structural limit within each lot so to not exceed 70% of the land parcel in order to preserve the affordability, and aesthetic quality of the area. The phrase "McMansion" can be said to describe most of these new subdivisions, and ...more »

Support NON-PROFITS in delviery of affordable housing

Exempt non-profit housing provider projects (rental or ownership) from government charges and fees. The exemption could apply to : Land Transfer Tax, development charges, building fees, Park land dedications, section 37 charges, etc. Non-profits have consistently proven to deliver the most affordable housing (per government $ invested) and to maintain the quality of their stock better then either private sector or ...more »

Community housing

I can remember a time when low rental homes had contests for the best garden and inspections were done to ensure the maintenance of homes were kept up. Communities joined together and ran programs to keep kids busy and parents involved with their children. Small businesses knew their employees from communities and trusted them enough to employ them. Neighborhood watch was there to protect families. Bullying was shamed. ...more »

Regulating the Sharing Market

The short-term housing market, and its’ technologically driven business model, is a specific area of the sharing economy that has disrupted the traditional hospitality sector and areas of the housing market. The commercialization of these services creates an unbalanced playing field, in which, homeowners with multiple properties are able to use them like hotel rooms. This should be categorized as unfair, as those utilizing ...more »

Buy existing apartment buildings for affordable housing, instead of building new buildings

Toronto and other cities have a large stock of rental apartment buildings built from 1950 to 1980 - increasingly these buildings are occupied by people in poverty Most "affordable" housing projects the province and federal government fund are new buildings - these buildings are expensive and only 25%-30% of the units are actually subsidized and the rest rent at market rates. Meanwhile CHMC provided low interest mortgages ...more »

Buyback HW407 and Turn it a Toll-free

Great Golden Horseshoe accounts for about 70% of Ontario’s GDP, yet its transportation system lags behind which results in traffic congestion, lack of convenient mobility of people and goods - an important characteristic of a healthy and growing economy - and causes multi-billion dollars in lost productivity that’s projected to increase unless we act. Of course, to enhance GGH transportation systems require working ...more »

Unleash the human potential of aboriginal people

I have thought for some time of how our aboriginal people have been offered and have accepted bad deals. Treaties were signed before aboriginals could truly understand the importance of individual rights and freedoms and also the incredible value of being a full participant in a modern society. Stuck in the poverty trap of the reservation system, many of these people produce little and consume much. it is a soul-destroying ...more »

Support Construction of Privately Funded, Publicly Sold Apartments

Home prices and rents are rising across Ontario, and are putting huge pressure on the affordability of living in the province; in major urban areas costs are completely out of control. I am proposing a for-profit program with a guaranteed return of 5% for investors, which will cover its own costs, and put significant downward pressure on the current cost of condos and apartments in urban areas. This program will involve ...more »
